The Factory

The eastern section of the site forms a buffer with the strategic Tate & Lyle Factory to the east. The long building, named The Factory, is a unique opportunity to create a truly mixed-use building, including employment floorspace and a leisure facility. This provides a significant shield and ensures that noisy activities to the east can continue unaffected and creates a sense of place contributing to a successful neighbourhood.

One of the key main boulevards of the scheme, Innovation Way, runs the length of The Factory from St Mark’s Square in the north-east of the site, to the park and leisure facility in the south. Maker units, for creatives or small-scale manufacturing will open up onto the street along both sides.

Above these in The Factory would be stacked high-quality and flexible industrial space, which could accommodate similar uses as those which currently exist on the Thames Road Industrial Estate such as manufacturing or storage. Overall this would provide around 150,000 sqft of employment space.

The industrial space includes separate road access to the east to keep heavy goods vehicles and traffic away from residents and the school, as well as some parking at ground floor level to the rear.

78% supported the provision of light industrial space, with many keen to see the retention of industry to support jobs.Leisure Facilities

The leisure facilities face the river and the park. The intention is for this facility to be open to both residents and the general public.

This is not a major leisure centre, so not all facilities can be included. But following public feedback we are looking to include a café, bookable community space, a gym with space for classes, and a double height hall which could be used for sports such as tennis.

Projecting out from under the building directly onto the Thames will be an outdoor swimming pool.

The proposals for a leisure facility received overwhelming support, with 78% in favour. All the suggestions for leisure and community facilities in the masterplan had support, and a place has been found for each one. There was no particular consensus on what sports facilities should be included as part of the leisure facility, but swimming facilities received the largest number of individual mentions, followed by a range of racquet sports, and various gym or fitness class based activities.
